Building Regulatory Requirements
The Regulations require building owners to maintain all safety fittings, equipment and safety features as well
as those items listed as essential safety measures. As per Occupancy Permit (conditions).
The term Essential Safety Measures, has been identified in the Regulations as including:
- Safety measures as listed in table I1.1 to I1.11, excluding artificial lighting contained in Table I1.4 of the BCA
- Mechanical Ventilation systems, hot water or cooling system
- Any other item defined as an essential safety measure
- Essential services as defined under Building Regulations 2006 / Building Practice Notes 2007- 23
There are different obligations under the Regulations depending on when the building was constructed or
when building works occurred in the building.
